Mi Vida expands into Kiambu with 453-units in Ruaka

Mi Vida Homes has launched KEZA Laika, a 453-unit residential development in Ruaka, marking its expansion beyond Nairobi into the wider Nairobi metropolitan region. Developers are increasingly targeting fast-growing satellite cities.

The project is the second under the KEZA brand, following KEZA Riruta, where Phase I is fully sold out and operational, while Phase II broke ground on 28 February 2026.

KEZA Laika will deliver one-, two-, and three-bedroom apartments for Kenya’s expanding middle- and upper-middle-income segments, offering quality housing in emerging urban nodes.

The development underscores Kiambu County’s growing role as an extension of Nairobi’s residential market under the Nairobi Metropolitan Master Plan.

Speaking at the launch, Mi Vida Homes chief executive Samuel Kariuki said the project reflects a broader strategy to scale into high-demand suburban locations.

“Ruaka has evolved into a key urban corridor, yet there remains a gap in the quality and design of housing for the middle- and upper middle-income market. KEZA Laika is designed to bridge this gap while delivering long-term investment value,” he said.

Set on 3.7 acres, the scheme will incorporate landscaped gardens, co-working spaces, social lounges, a gym and children’s play areas. It is located near key lifestyle and commercial hubs, including Two Rivers Mall, Village Market, Karura Forest and Nairobi’s central business district.

Mi Vida projects rental yields of more than 9 per cent, positioning the development as an attractive opportunity for both end-users and investors.

The launch comes as the developer completes its work within the 47-acre Garden City masterplan and shifts focus towards expansion into secondary urban growth corridors.

Mi Vida Homes has a development pipeline of approximately 5,000 units as it seeks to capture rising demand for quality housing across Kenya’s urban markets, with KEZA Laika positioned as a flagship project in this next phase of expansion.
